Clover Builders - Buying Procedure

 

Buying a property is a lot easier than in many other european countries.

 

Foreigners may purchase property or land in Turkey in there own names provided the property or land is located within a town area (there must be municipality in the area where the property is going to be purchased).

 

İn order to acquire the title deed of a property, an application has to be submitted to the local land registry office.

 

Once you have decided to purchase your property you then have to pay a deposit, this represents an agreement between your selves and the vendor.

 

Then the following steps must be taken in order to complete your purchase in accordance with the turkish property laws.( you will be advised by our property lawyer)

 

Completion of your property purchase takes between 10 to 12 weeks and then a 3% purcase tax is payable (by puchaser) on title deed price and then title deeed is transfered in to your name.

 

1)   Clover builders Ltd will draw up a contract with the purchaser detailing the agreed terms and conditions of the purchase.

 

2)   Clover builders will accompany you to the notary office to have your passports transleted this takes approx 30mins.

 

3)   About 10 to 12 weeks later when all necessary checks have been made, a Clover Builders  Ltd representive will accompany you to the land registry office and at that point Clover Builders Ltd will sign over your title deed (tapu) and all payments that are due to Clover Builders Ltd as per earlier contract are paid.

 

4)   Clover Builders Ltd will appoint a solicitor to act for the purchaser for peace of mind (cost approx 500gbp)

 

5)   Clover Builders Ltd offer morgage up to 20 years secured on your Turkish property with fıxed rates
